05 — Design and build
Construction
and design-build
Drawings are not the building. We stay involved through construction so the detail that was designed is the detail that gets built.
Drawings, Specification, Tender, Site review, Quality, Handover
Documentation that can actually be built
Complete drawing sets, sections through the difficult parts, schedules and specifications. Ambiguity on paper becomes an improvisation on site, and improvisations are what make a finished building look accidental.
Contractor coordination
We help appoint and brief the contractor, review rates against the specification, and hold the drawings as the reference throughout. The intent stays traceable when questions arise mid-build.
On site, regularly
Structured site reviews, snag lists, sample and mock-up approvals, and sign-off at handover. Materials are checked before they are installed rather than argued about afterwards.

Questions
- Do you build the project yourselves?
- We design, document and coordinate construction with appointed contractors, staying responsible for design quality on site.
- Can you take over a project that has already started?
- Sometimes. It depends on what has been built and what can still be corrected — we will say plainly if we cannot improve it.
